So, I am more apt to spend more dollars on the rehab since, theoretically, I should be doing rehabs less often since I have longer tenancy.If my goal were to get as high of a price as I could and I was not trying to achieve a high quality tenant, then it I would spend alot less on the rehab and simply plan on using VERY relaxed screening criteria to find a renter that basically has no other options where they can be accepted.
