A few docs off the top of my head;Authorization to ReleaseInsurance Cancellation RequestLetter Appointing ManagerTitle Holding Trust docsLoan Info Worksheet (Loan verification)Power of Attorneyas well as a disclosure to the seller stating that you are buying it subject to and that it may be called, that it will remain on their credit, and that it could result in a foreclosure - basically, a release similar to what the doctor has you sign which states he/she is going to do minor surgery on you, but you may die and that you should be aware of that worst case scenario going in.Again, tricky deals to do correctly.

The seller had open heart surgery and cannot keep up any longer.Because of the nature of this complex being (sort of) a halfway house vacancies/non-payers I'm estimating at 20% (verified by the seller when we met for over an hour yesterday).

The cause was not determined.It is recommended to make modifications to the attic ventilation system in this home in order to meet minimum requirements -inadequate soffit venting.The inspection has identified an active plumbing leak at joint within water supply piping under home as seen in crawl area.The access opening size (for small crawl area) is not adequate to allow for easy entrance to the crawl area.The vapor barrier/plastic covering on floor of crawl area needs repair to provide the intended service.
