I suspect poor communication was a reason that such a low percentage of people who paid $300 atrended (in San Diego I attended the STR workshop and room was full - this syndication workshop we sat around one table).I have heard Codie present and she is as good as you indicate but not an RE person. one of her lines is something like there are a lot of millionaire RE investors but not a lot of billionaire RE investors and I want to be a billionaire.  

I’ve heard the horror stories of TX property tax so I looked for low property tax. 

When I fired everyone, it was because I was doing the majority of the business and with low inventory and poor work ethic, it didn't make sense to run a team when I was the rainmaker and dealmaker.

Was it a high end or a  light cosmetic rehab?

I have doubts because the rent is too low in relation to purchase price and other expenses?

But, I talk to folks often looking to invest in Texas thinking it is a low tax state and are shocked by the property taxes.

Does anyone have experience in this process that they can shed some light on how to go about this.

Still light years ahead of what I had before though.FYI for others who might be having trouble finding insurance.

So I would need to come up with a creative way to structure this so that the equity payouts are as low as possible.Thanks in advance for any advice we can get!
