It's a logistical nightmare doing deals at a distance unless you absolutely score them where it's a no brainier. 

Before you jump on this, consider the logistics of moving all of the illegals back to where they came from.

You would have to look into the logistics of investing in US property from outside the country.

I'm interested by Kent's post about trucking in one from out of state, since the costs will be cheaper, but a bit concerned about the logistics around that.

Not a field I know a ton about, but let's just take the example from my side of the world.I would target other trucking or transportation logistics companies to offer them a service that you are uniquely talented at.

It's not terrible in terms of cost of money, but I've avoided it because of the logistical nightmare of having to keep track of interest owed to all of my tenants would be.
