You can learn what you need to on your own, by talking to people, or from good real estate agents directly.  

This is definitely a place where you can learn and move toward that best version of yourself.

With that said, you have a lot to learn before you need to form a partnership and start the wheels on that.

This is why so many Americans got financially ruined in 2008 but, as usual, people sadly never learned so history is doomed to repeat itself.

However, I'm now reading Dave Meyer's book Start With Strategy to learn more about whether long-term residential rentals is even the best approach or if I should be looking into other strategies, in light of my overall goal.After Start With Strategy I plan to read Set For Life by Scott Trench, but what other recommendations do you guys have at the strategic level?

I wouldn’t be surprised if it’s  a marketing gimmick to get potential borrowers through the door through  weirdly worded non recourse language that is effectively recourse or by offering such terrible leverage borrowers would rather have the recourse and competitive terms.
