@Jeremiah Hammond ok, let's tackle it like this....If you do a BRRRR property correctly...you won't need any money out of pocket. 

Looking to tackle my first brrr in the next 6 months.

Start with something small and I know theres a lot of attractive terms and strategies out there like BRRRR but with those level of funds I don't recommend trying to tackle a fixer upper as you will put yourself in a bad position quickly. 

I'd love to hear from anyone that's tackled this type of project before on their lessons learned. 

The small risk we tackled seemed SO Big to everyone else.

I've heard the smell is tough to tackle sometimes.

Once you tackle one branch and gain your footing you’ll find yourself eager to jump to another branch and another branch until you find the one that fits you best but that takes time do not rush it.

I recommend a traditional law firm so you have an advisor from the start and as you grow, they can customize your set up, and help tackle any issues that come up as you go.

Buyers will see this little project and feel like they can tackle it since the whole floor has to be replaced cosmetically anyways.

Because this is my first deal and it's out of state, I'm looking for a property that only needs light cosmetic work because I don't quite have the experience to tackle a BRRRR yet.
