Hose is connected to hose bib during freezing temperatures, causing the water pipe inside the house to freeze and split.All of these are tenant-caused issues and should be charged to the Tenant.

I was able to get out because the listing agent advertised "move in condition" and REO reports found after the property went under contracte revealed damage from freezing.

I think what most of them were saying is not to just freeze and do nothing until they have a big buyers list.The negative side of it is if they don't know how to even promote a deal when having no buyers.

With the weather we've gotten here, I'm sure there are people that got hit with a car that wouldn't start and freezing pipes bursting at the same time...sprinkle in some medical bills and you could really be hurting.If it were a 12% interest only loan then I'd say pay it off immediately.

That water heater might have some latent damage too if it was filled with water during the freeze; when a home up north gets winterized, the water heaters are drained.

Winter is especially bad because washers need to be winterized before just stuffing in a garage to store you don't want pump to crack from freezing..
