Unless the HOA requires a certain person to do the landscaping I'd exclude that, have the tenants responsible, also like @Roman Paksaid, the insurance is high, get with your agent, get a policy for a rental & require the tenants to obtain renters insurance..

From the text of the case:...That exemption specifically excludes from the commission's jurisdiction those transactions involving real estate which is either owned by the party or in which the party has ‘an interest in’, or which is ‘acquired on his own account ...So in the last decade and a half, the Ohio legislature has changed Ohio law and removed the phrase "...has ‘an interest in’..." from statute in the context of as an exemption.
