You can do EDDM or most mailer companies also sell lists.As a realtor, I have access to a lot of lists and information.

So you will not find that the State Farms of the world do not want anything to do with these/.There are insurance companies who will do these. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

We have offshored our reservations department and have them assisting with reservations related administrative tasks but I believe you will still be extremely involved in the day to day without a PM company. 

IF it is skiers are you providing good resources for ski delivery, transportation, tips and tricks for parking, deals on lift tickets, etc.

For a company our size, we were told more like 1-2 months of due diligence and 1 month of staying on, but we have nothing to truly compare that to in the "real world".  

I've told them I'm unhappy with this and requested an appraisal by a NEW company, and even offered to pay for it... but they are saying no - I need to go with the current appraisal or they can't move forward.I'd love any thoughts/feedback/ideas you may have on what to do here.
