I've heard it can go a long way by being polite to them; addressing them as Mr or Mrs; & finding common interests...all salesmanship.I also know someone who has better luck when his wife meets the inspectors.Well, I got a hot wife, who actually knows a bit about rehabbing (has a degree in interior design & worked for a granite wholesaler) & am contemplating her meeting the fat slobs chomping on a cigar.Has anyone had any success in inspectors letting things slide using this method?

If the sellers' interests no longer align, he or she needs to be informed of that and to plan for a dispute, not a closing.If there is a pending or even contemplated divorce the attorney representing OP in connection with the divorce can step in and tell everybody to back off... there will be no closing... bring your lawsuits if you must, but you'll be wasting a year or more watching this shake out.

Hoping Dave is still in the 1031/QI space and can advise (and prospectively execute) on an upcoming exchange.If the new subject property is not yet owned and is contemplated for new construction of 1) Primary residence SFH and 2) ADU Rental Property can 1031 funds be applied specifically to the new build expense of the ADU?
