That said, the BRRRRRRR(etc.) strategy rarely fails, because it combines government subsidy with personal sacrifice, which tends to be a winning combination, unless you haven't really done your due diligence.

If you compare my two deals, the lot that the 5 unit currently sits on is only moderately larger than the two combined lots that I wanted to convert my 2 unit to a 3 unit.

If you can afford 20%-30% down in your market then go LLC because it can offer better protection for you personal assets against lawsuits when combined with good insurance and healthy separation in finances.
