Perhaps the biggest headache for landlords is smoking inside the rental units (include a "no inside smoking" clause in your lease).Keep in mind that this remains a business relationship, not a charity. 

The REAL stuff will smoke when you open the bottle,,,and burn your nose so bad you cant breathe. 

I put a clause in my lease that allows me to inspect my properties every 4 months for leaks and smoke alarms.

This partiucular home did a thanksgiving rental and the tenants had a dozen people there, with cars everywhere, music and folks outside smoking in the driveway.  

Make sure your units have the proper smoke/CO detectors and the parents know how to keep them working safely.

Parking - is there enough to make it a good rental (3 bedroom with only 1 parking space sucks...)HOA smoking and pet policy.

If he only owes 25k  and willing to let it go for that, then that could be a smoking gun.

This gives them a heads up that their lease is up for renewal.I schedule a property inspection with them where I check the smoke detectors and get a general idea of how they are caring for the property.

The laws are here to protect homeowners in distress from being preyed upon as many people go around blowing smoke up these homeowners backsides and charging them an arm and an leg to do absolute nothing.
