The dues are at $475/month and they just finished a special assessment that went for something like 12 or 15 months at $308/month. 

We sign a contract with his LLC company name and everything seem to be in order. 2 months later and the job was never finish, he had hire a street worker that knows basic electrical which I had to help him wire the whole house but he himself never showed up.

There are homes that have original finishes, same sf and location and sell for 550k and others that are moderately updated and sell for between 505k and 600k.

I echo Ryan's comment on AMI, they have been great to work with in the past and they understand real estate investment construction (where to spend money for return, where to save, and what finished are durable for renters).

This allows you to buy the house with the first draw, then take out additional draws to finish the repairs.  

I spoke with my refinance contact that I have worked with in the past and I am actually considering pulling out enough cash to finish fixing these units up and maybe even a little extra for a potential down payment on another unit.
