Trying to be a sponge in this real estate world.

At this point I'm trying to figure if I should try to bring in an experienced partner to de-risk this build out or scrap the plan altogether and sell. 

I have had no luck trying to propose seller financing through realtors for on market listings.Bottom line, either spend some time and/or money marketing direct to seller or networking with investors that have been around for awhile.

Are you trying to deter theft, vandalism, other crimes?

Yeah we have talked about it but so far we haven't really tried to make that work.I would much rather do a ski cabin here in Idaho or Montana. :)

And I understand that it’s about applying yourself as well.Do you have any programs you’ve tried and had better a better experience? 

I would definitely try different routes as pricelabs.

That is not luck, that is not random, that is suicide.So conclusion,  the people you are trying to skip trace (and pay money for to skip trace) are not just "a bad " audience.They are the worst possible audience.

What I am trying to say is be very very careful in the city and speak to attorneys ahead of time in regards to the process, cost and how long it will take. 

#7 I almost think you are trying to get a perfect property with no work or effort on your part, that is easy to manage and will be hands off passive investment.
