I figured it was her acting out due to stress from being overwhelmed with everything which she communicated on different occasions.  

Followed, chased, and robbed on occasion when getting off the bus on payday at 1am as a kid.

I honestly do mostly on market deals, I'm sure if I put some effort into finding off market deal flow I probably could, and I have on occasion gone out looking for specific assets for clients who have a criteria that is pretty specific, generally these are larger commercial assets.  

Often some of these documents are provided at or near the escrow close and on occasion are not fully finalized (in the case of the GP entity docs) until after close.

We are faced with this on occasion but if you make a trip to your local municipality (if accessible) They usually Fix the problem for you.

I've been buying larger commercial deals for a while, but I still acquire a unique short term rental property on occasion.

I'm guessing we're talking theory here but I just recently called one of my note holders on a 10 year balloon (yes, I made the mistake and didn't follow advice on more than one occasion).

Going the bankruptcy route is a new one for me - I'm just used to tenants not paying on occasion.
