I wanted to share it with others just for gp and to also see if anyone knows what it really means.Keep in mind this title report was done because the investor is buying the Note (NPN) not the property.Page 1-31 are normal title docs, 32 starts with a lien from the State of Florida in relation to a criminal charge and the dollar amounts are very low, all together probably 1k.

jon is absolutely correct..month to month leases keep the power in your hands..a year lease only locks a crappy tenant into your home or apartment for awhile...i've been threatened by tenants...i file a police report..if they have a previous violent criminal record, the cops are supposed to take it more seriously..who knows what happens once that report is filed however..

That said, like you, I use a paper based application that I have the tenant fill out after showing them a property and I don't ask them to do the online credit/criminal check until I get the paper based application and make sure it looks like someone that meets my criteria.

Also the state attorney general is a good place to send letter as they are more into the criminal aspect and they do like to look into things like this.Why not publish the PM"s name and info here.
