@Kim Huard I am a real estate broker and investor in Oxford, so I can share some first hand experience with this market.

The builder had increased the fees by five times and was trying to enforce this through a lawsuit.

This would allow you to access some cash for other purposes ( Tax Free) because a refinance is not a taxable event.

In the past, tenants at this location have always used it as is, without modification.

The pro development and affordable housing advocates use the term NIMBY, but I suspect it is the rare person that buys in a single family zoned area that would be thrilled to have 17 units (qp16 additional units added) in the lot next to them.My initial protege was the land source on this effort.  

I have never had a home where I've waiting this long to turn utilities on, wondering if this is the norm?

If youve never been in a self-starter role before, all of this can be a lot to learn at once.
