Any laws against wholesaling in NW Arkansas?

The 1/4th to 1/3rd size tiny homes I’ve seen ar usually 40-50% of the price.

My understanding is that Arkansas still has a lot of upward pressure on price whereas many other parts of the country are facing declining values so you should be fine as long as there are reasonable comps within the last 6-9 months or so. 

Why is it so hard to find a R/E mentor ?

Essentially it turned into a win-win where the seller could move back to AR (from FL) and be able to sell their place without having to pay anything.
