Even without appreciation, the balances will be slowly inching downward, which raises your equity.  

After taking the trim off around the base boards I realized there was about an inch drop over the hallway area in the floor.

I went 24 inch tiles with 1/8 inch grout lines.

We are going to use roxul safe and sound insulation, resilient channeling and 5/8 inch drywall.

hmmmm...guess I might learn something in this thread...the padded underlayment I always use has a flap of plastic that overlaps with adhesive to the next strip of underlayment (approx 2 inches or so)....maybe not a PERFECT seal, but surely the contractors see this as sufficient. 

The notice must clearly indicate, in not less than 2-inch high, light-reflective letters on a contrasting background, that unauthorized vehicles will be towed away at the owner’s expense.

A few inches of polyiso, seams taped,  with sheetrock over it would make the space much easier to heat.
