Good afternoon all, I just wanted to write a quick post to talk with any investors in FL, specifically the gulf  coast.

As you know, Florida and other coastal areas have been hit with some pretty catastrophic hurricane damage in recent years, and the same insurance carriers who have been paying out those claims are the ones writing policies here. 

We both want to gain tax benefits so am wondering what I need to do to show the IRS that I am no 50% owner in order to write off expenses, depreciation benefits, etc.

Like, realistically, someone who can write a check can also hire a contractor.

Maybe the "classification" isn't the important piece - but can I write off expenses if I occupy a property more than 14 days?

I did mix my language... that is what happens when you write posts late at night.The structure would be a long-term lease with an option fee on the right to purchase.

Can I "pay myself" to manage my rentals 20.5 k on a sched C and write off the fee.
