I rather exhaust the possibilities of building my portfolio locally before looking at other possible locations to do so.I would like to combine a lot of the knowledge from the aforementioned books to aid in building this portfolio, including the tips from David Greene, J.Scott's books on finding deals, understanding and estimating the rehab process and Brandon's help of creatively financing possible deals and managing rental properties.

Clean out dryer vent and add grated cover to dryer exhaust at side of garage5) Repair water heater as suggested in appliance warning on counter in kitchen: "Excessive rust in burner compartment" to restore hot water function6) Remove Shed as it appears to be sitting on the ground and is dilapidated8) Replace carpet in back bedroom due to stains9) Remove rest of exposed plywood under counters away from range and/or cover with trim to make it look finished10) Patch & paint minor drywall damage/ water spots at ceiling and at entry to enclosed porch from interior and some other minor areas

Before going the expensive route and thinking an attorney should get involved, I'd try first exhausting the cheap routes to get rid of the smell.

Long term i'm going to be looking at installing a ceiling exhaust fan but short term I did find special mold killing paint from ACE Hardware, in case anyone else finds themselves in the same predicament: Zinsser White Mold Killing Primer 1 qt. runs about $14
