mare you aware this would be a non warrantable loan and 4.5% is not likely. 

Also, being on a busy street would warrant you offsetting the ARV as well.

3)  are there too many accidents to warrant the extra fee?  

Renewals that take more work - CMA, inspections, etc... those warrant some cost as opposed to some more "automated" system, although both do result in more stable tenancy for the owner.Just wondering, do you offset any of your costs via tenant charges for some of the amenities/services you provide them?

A warrantee deed is the more common form of sale and the seller warrants that the buyer is getting good and marketable title as evidenced by the title insurance policy and title report that are delivered as part of the purchase.

Below is my rough draft cheat sheet, with no warrants made as far as accuracy or anything else.

Investing away from your primary location should warrant a weekend trip at least to those locations to meet with as many people as you can (realtors / brokers / government employees / restaurants / coffee shops / and More).

This is my point, the GC needs to bring something to the table here to warrant a 50% share. 

Do you believe the repair costs and the ARV could also warrant raised rents making the deal worth while?
