I have a seller calls me weekly with "cosmetic" deals - yeah, install plaster over the studs, fix the roof and patch floor holes - its visual, therefore cosmetic, right?

On those that I did, I had such a huge spread in the deal, it was not a danger to profitability.There will be times that you will get into a rehab and discover some items that were impossible to see upon visual inspections, but in most cases, these items are not so expensive that they are a danger to your profitability, they simply cut into some of your profits (which should be large to start with if you do it right).In my rehab video series, I rehabbed a home where the floor boards in the kitchen and master bath were found to be rotted and needed replacement.

I may have been something wrong for a long time...................................I use what I call a LOIit's basically a simple form with 3 different options to purchase their property ( it's easier then to fill out PSA's)obviously I use it with the 3rd and final option being the 'visually the best' for the seller.

So he did at that time a visual inspection but without a running working scenario there is no way to make a real inspection.In this case the bank owns the house and doesn't have power running at all either.
