@Dane KaniaSeems to me this comes down to trust/risk tolerance levels.Main hurdle I see is protecting the downside - for instance let's say he gives you funds tied to your half equity in advance - what happens if you struggle to make payments on the line of credit that are now needed - now there's a lien on the property.

In Georgia, there is not specific time frame detailing how quickly a repair needs to be completed...if the repair was considered an emergency, the following day isn't unreasonable at all...even a few days if over a weekend or a part needed to be ordered...unless the lease specifically called for owner reimbursement for that situation, I would not reimburse the tenant because they chose to go to a hotel.

(And the unreasonable ones are no fun to work with. :)More importantly, even if you do get this objection, as long as the market is on your side (you're trying to sell the home for its actual market value) then the market will do what it does best when you're priced correctly and is highly likely to bring you a buyer at around list price.Sorry I can't give my two cents on the price disclosure question, I don't work in a non-disclosure state.

It's the fact that you are in using your position to have an unfair advantage.In my professional opinion (I'm not an attorney, I'm just telling you what I will continue to do), as long as you're not making unreasonable spreads on your wholesale deals as an agent, you should be alright (unreasonable would be to get a $10,000 assignment fee/profit on a $30,000 wholesale deal).I have a reciprocal relationship with a wholesaler where I will help in analyzing deals and providing comps if he will send some deals that need to be listed.

Blast an email to your buyers list, have your original "inspector" or "partner" show the prospective buyers the property, tie up with the buyer and close.Your biggest hurdle is finding who you are going to use as your inspector.
