I thought that was a pretty cool feature but unnecessary at 1st. 

Any unnecessary fee’s or interest on money thats just going to be sitting there in my bank account sInce I don't know how long it might take to find  a property where the numbers make sense since the market where im looking for a property is in short supply right now.  

If a company does ask for money upfront/out of pocket, I would advise avoiding them, because it's unnecessary.

Unnecessary expense.

Problem is that if your first fix and flip burns down your out of business and investors because you chose to take unnecessary risk.

If it's a legitimate claim, however, I suppose we'll have to farm out the cleaning to another company, which would cost us unnecessary funds.
