Finding cheaper properties and transforming them into higher use or more economically viable properties is where making money from the land begins.

I was pleasantly surprised my bid won out, and given it was 5 minutes from my house, was excited to transform it (and have an easy commute to do so!).

Usually we choose wisely and it is a fun and rewarding experience to transform someone into a creative real estate investing market leader.The ones that we determine are not going to be a good fit, we respectfully decline their application.

The North Metro REIA has changed ownership in the last couple of months so it will be interesting to see how that transforms.

Holy cow, what a transformation in a short time.Prices seem to still be low, and some of the are still looks a bit rough.

Ways to achieve this equity include purchasing below retail, rehabbing, or more extreme transformations. 

You could also use some of that to update the two vacant units you would have and get on the path to transforming that building and offering something different.
