In my (admittedly biased) opinion it's the most interest market right now that allows for both cash flow and appreciation.I also self manage but I would not recommend that for someone starting out unless you simply plucked something from the MLS that already has a tenant in place.

If both agree, it seems like a win-win as the new tenant gets to move their stuff in over a few weeks and the old tenant doesn't have to pay the full month's rent.
