In my (admittedly biased) opinion it's the most interest market right now that allows for both cash flow and appreciation.I also self manage but I would not recommend that for someone starting out unless you simply plucked something from the MLS that already has a tenant in place.

Some of the only methods Ive come across involve simply looking at the age of the homes in the neighborhood or comparing the amount of development in the area to surrounding areas.

If both agree, it seems like a win-win as the new tenant gets to move their stuff in over a few weeks and the old tenant doesn't have to pay the full month's rent.
