If the house has a bad foundation you should buy it cheaper and then fixing it should restore the house to the market value of a fixed up house (ARV).

Structurally the house needs some repairs - (3 ceilings need to be repaired, Walls need to be painted, Floors need to be redone, Kitchen and Bathroom make over needs to take place, and last but not least Central Air Conditioning needs to be restored.

We plan to update the leases to clarify that stopped up toilets/ drains are the responsibility of the tenants.The restoration company was helpful in working with the insurance and repair folks as well.It a pain and a mess, but will be  fixed with a lesson learned.
