The $2800 might include repairin and repainting whole sections?

I took out a 180k loan due to high rehab costs for 100k and completely did a new bath, repainting, roof, kitchen, and everything.

Granted, the below is a horrible mockup, but in addition to repainting (I like behr grassy savanah, with white trim) I would raise the roof above the front door up another 8 or so ft so it connects to the top roof, add a large window to that upper addition looking structure, and make the colums go from way up top to the ground.

They don't like the fact that I repainted all the walls and power-washed the floor. 

She lived in the condo for 8 months and when she vacated I had to have the apartment repainted and the carpets cleaned because she smoked in the condo, which also was a violation of the lease.  

Wouldn't do much besides a good power washing and re-painting the porch.

However, in an apartment setting, we can usually get away with a moderate remodel which includes sanding and re-varnishing or re-painting of kitchen cabinets, replacement countertop, new flooring, and a new appliance package.

We refinished the floors, completely redid the kitchen, painted, replaced vanities, toilets, sprayed the tile in the bathrooms with enamel paint, replaced sliding glass doors, HVAC, interior doors, and regrouted and coated the sunroom brick floor, repainted the siding on the exterior, and had some minor landscaping done.

With improvements in technology these days (ie magic eraser), I hardly have to do a full repaint during turnovers.

So far my options seem to be:1) Scrape old chips + Repaint the whole house
