As far as "private vs corporate owned" I'll be honest I don't have an exact number off the top of my head (I'm sure we can find out though) but there is a pretty common pattern that a doctor will start one location, and then scale over a year or 2 to 3-5 locations and at that point they start to get the attention of Private equity and larger "franchise" groups who then tend to come in and offer a buyout. 

Resources like that will give you an idea of where markets are trending and if you read them enough you'll begin noticing patterns and trends.

It is important to take this number seriously, as it is a prediction based on historical data and other factors such as elevation, nearby water sources, and weather patterns.

I use a point system to evaluate each application; bad ones get rejected, great ones get accepted, middle of the road ones go into a holding pattern in search of better.Be sure to be familiar with your tenant-landlord law.  

Pattern Judges are kinda tough to find.

If they had 3 PIs and 2 DUIs, it looks like a pattern.

They accept rent raises with minimal protest.You see me pattern...It has worked for me so far.

You can get a variety of patterns and the stuff is pretty resistant.

When we look at a house we're not just attempting math on "a small number of data points"; we're looking at millions when you factor in the design / feel / smell / emotions produced / etc / etc.I think there's a misunderstanding here: What I meant is that the human brain sucks compared to algorithms when you look at thousands and maybe millions of numbers and trying to identify the underlying mathematical patterns.

A far more important reason for me to sleep in my truck is that I recognize the pattern of shooting myself in the foot when things are going well for me.
