Every city is different, PLEASE get yourself to a RE meeting, and do NOT try and do all this from books and sitting online, it will not end well. 

I am still evaluating if this is the best investment for me to proceed with as we get further through due diligence and I will keep everyone updated on how things go.A couple things come to mind.1.

You can do some sourcing yourself through Facebook groups, and online RE communities , and even pick up the phone and cold call some homeowners that may be tired landlords, don't owe anything, and have built up some equity.With enough volume, you should come across some solid deals.  

You can find templates for joint venture agreements on BiggerPockets or other real estate investment websites.Next, consider joining local real estate meetups or online groups where you can network with other investors.

@Heather Luu  the first thing that comes to mind is if that check was from the insurance company or insurance company funds, it might be time to get them involved.

And then advertising that to them as such.Tell them you don't mind putting in 20 lowball offers to help them get the one steal of a deal property. 

At least at the court steps... not sure how that will work with online auctions via Xome or Auction.com.It sounds like I may need to capture this funding arrangement under a different instrument.
