SIDE NOTE / NOT AN ANSWER:  Any tax title property I own with a building structure on it and is apparently vacant, has at least one 8MP TASCO Game camera pointed at the house starting from the day I purchased tax title.

I don't take your advice as discouragement, but more as a realistic picture of the risks of entering the REI game that most won't tell you. $20k has felt light to me as well, and I love the idea of having an emergency fund for each property I own.

I'd recommend having 1 QB account that both you and your partner can access for reports and income/expense tracking.Regarding the platform, I've used QB for over 4 years and its been a game changer for me.

@Henry HsiehTo provide a different perspective:I am NOT a property manager so I have no skin in this game  But I can tell you, as a GP involved with over 1100 units and $140M AUM, good property management is a big key to successful investment.

Essentially the goal is to jump start the equity game, and reduce or remove my living expense.
