I appreciate your sincere concerns and contribution @KC Zhang and @Jessica Zolotorofe, however, at this time all I've done is purchase stock in a publicly traded indirect subsidiary from a company that builds greenhouses in Colorado for myriad agricultural endeavors one of which is MJ. 

Or do you think that the hundreds of tenants paying rent, plumbers repairing toilets, property managers, realtors, local businesses, and others also played a part in your success, if not directly, then indirectly?

I would think the only circumstance to pre-emptively replace is if you want to do something different, like an on demand or indirect, that would be much harder to do under the gun in an emergency replacement situation.

As someone who works indirectly in Sarbanes-Oxley, I wholeheartedly agree.

It is based on deviation from historical price-income ratios (though indirectly reflects housing shortage, population/housing supply shifts as well)The vast majority of markets are not currently overvalued. 

This leads to them paying crazy amounts of money in direct mail just to get a deal.
