Your tenant can file an incident report with the police department.

While replying to another thread about family size, I was reminded of two separate incidents regarding size of another nature.The first was a few years ago when I showed a vacant 2BR/1BA house to woman who had called and asked about the property. 

Under the presumption of retalaition, the courts will presume that the landlord is illegally evicting a tenant if the landlord evicts, doesn't renew lease, or raises rent 6 months after a tenant exercises his rights.There was an incidence that would be in the 6 month timeline before the lease ends where something broke and the tenant didn't contact me through the proper channels as laid out under the lease and then hired somebody to fix it the next day before I had a chance to fix it.

i had an incident where a main drain clog flooded a downstairs unit and required some time to clean up and repair.  

And BTW, your insurance policy probably won't be renewed after any incident.

I had a recent incident in one of my rentals recently and had my insurance not been up to date I would have been out six figures.

I mean it seams to me if I can get a $10,000 contribution from rentals it would be that much less that I would need to contribute from my personal income...Are there specific medical or dental incidents that can not be covered by an HSA?

And just before that, there was a screaming, hair-tearing incident outside the building where his former girlfriend and the new girlfriend were have a cat fight right outside the building.
