After several no's, being beat out by cash offers, going in above asking and not getting contracts, going thru HORRIBLE contractors, finally securing a property but realized it was a disaster and having to pull out, not being able to find a stable property manager and a million other things that happened during the last few months - I was able to leverage the fact I was home, get lost in Biggerpockets books and podcasts ( as well as other articles, news) and will now have two doors bringing me income starting next month.Both of my properties needed work to get going, but I was very conscious of budget and tried to limit additional debt that I took on (although I put it on a 0% interest card) - to allow more funds for a potential future purchase of an investment property. 

If that's the case, you can't do any renovations until you have it professionally deleaded or it would be flagged for Unautohrized Deleading and you can get fined and the property would never be able to get a Lead Certificate, only a letter of Environmental Protection that states you did illegal work, got caught, then had to pay a professional to clean up the mess.

Problem is that the modulars that I am finding are all "environmental companies" that are selling a product that is overpriced and frankly ridiculous options for what I am doing.

Thesefunds will ensure that the hardest-hit renters and small landlords, including thosein disadvantaged communities that have suffered disproportionately in terms ofpollution and other environmental harms, aren’t put in the position where theycan’t cover their own housing expenses.

I would consciously put yourself in your own shoes in both scenarios.

This structure can also be used when the EAT is unwilling to park legal title to the replacement property for various reasons such as environmental contamination concerns.  

Don't forget environmental/site conditions like wetlands/slope, available water supply, and Septic.

Hey everyone,I am just starting out and want to do a basic house hack, before this month I was not very money conscious so I do not have the capital for a down payment at the moment but I don’t want to wait another year.

There are environmental impact factors, as well as bordering properties that need considered and researched before proceeding it seems.
