Although cash flow is good, I’m keen on getting something in a good location that appreciates long term and can weather a downturn, even if it takes a hit on cash flow.Good areas in South Austin like Circle C Ranch and Riverside are already pricey.

I lived in Friday Harbor and it is a nice little town, but that ferry ride is long to get out to San Juan Island and with the ferry service now in such disarray, I am not sure I would be that keen on it.
