Although cash flow is good, I’m keen on getting something in a good location that appreciates long term and can weather a downturn, even if it takes a hit on cash flow.Good areas in South Austin like Circle C Ranch and Riverside are already pricey.

I lived in Friday Harbor and it is a nice little town, but that ferry ride is long to get out to San Juan Island and with the ferry service now in such disarray, I am not sure I would be that keen on it.

Things will doubtless adjust somewhat, but people like living here, and I think will always want to buy here. 

That may lower your payment, if  not maybe cash out some equity to use on your next deal.As you are in Texas it seems like most here (including myself) are keen in investing in that market.

As a renter myself-- No one wants to have their money wasted if you're already not keen on selecting them. 

I've also noticed that the lower their intelligence, the more keen they are on telling me what to do and how to do things.

I am not super keen on the differences in the tax benefits or liabilities for owning a home vs. renting out an investment property.What are your thoughts?

With keen tenant selection and good property management, low income tenants will pay on time and stay long term.
