I know i do not want to be just passive investor, I know that I can theoretically bring people together (after being exposed to my so fart short journey in real estate world, with emphasis of creating track record across both digital and physical boundaries), but the problem with me is that... i am seeing everyone's angle from different perspectives.. and everyone has their own perspective... and their own reasoning to offer or do something....I am trying to analyze what on earth am I truly good at (after my initial 2 months and 26 day in real estate learning journey and taking smaller actions)... however, the feasibility factor, and realization of whether or not it is truly possible to get closer to financial freedom by leveraging multi family real estate as the wealth generating vehicle by pulling capital together and extracting inner intricacies of syndication is what is truly holding me back... from massive action...You see...

I would suggest sticking to earth tones

You could always refinance when rates come back to earth. 

Tim, I'm sure insurance companies are using them especially through third party investigators, they would be handy for medical and workmens comp cases too.Seems there is an issue with property rights too, you own your land from the center of the earth to infinity and the federal govt has jurisdiction 1,000 feet above and below for approach and departue from/to runways.

I would say they are more earth tone paint colors...browns, smokey blues, white, tan  etc.

If its real bad you may need a hydrogeologist, a person who studies the ways that groundwater (hydro) moves through the soil and rock of the earth (geology) or a hydrologist, someone who studies surface water.You will most likely want a HAZMAT spill team to asses the situation and provide clean up.

PR  tracks foreclosures MLS does not.PR has google earth and other neat functionality that MLS does not.I think any one in the bizz really needs both.I just snagged a strict foreclosure in lake Oswego OR because of PR.. it was not on MLS paid 230k for it.. refied 60 days later with a fresh bank appraisal at 600k... very tough and complicated path to closing but we got it done 2 days before they would lose it.Highly recommend PR  the price is a non event its less than a few cups of coffee a month..not even something to be close to relevant in deciding if you want it.

If someone wants to operate a day care they should buy their own home.No reason to take on the additional liability unless they are your last option on earth.

If home builders are in trouble i wonder who is ordering all the large machinery from Caterpiller and other large equipment companies.CAT is scheduling 8 months out on earth moving equipment with sales up 300% from this time last year.They are building 1500 homes within a 2 mile radius of my house.
