@Cory Lucas - since you're comfortable with your progress, what's the purpose of paying $11k for a year of it?

It allows you to ease into being a landlord, gain experience managing tenants, do repairs and property maintenance without the pressure of a tight flip timeline and while you're getting comfortable as a landlord, you can gradually build your real estate team.

I'm scarred by old wallpaper, but am thinking more and more of putting peel and stick wallpaper on the back of an island for a quick design change in the kitchen.

My 35-year professional background is in commercial construction, mostly design-build with about a 60/40 split between design and construction.

We both have degrees in graphic design and work for Universal designing theme parks (with some on-site experience for both of us).

Canva has a floor plan designer that I’ve heard is good.

Make sure you are only doing something you feel comfortable doing.  

Most investors are probably small and looking for similar deals one after another because it fits their buy box and comfort zone.

Unless these folks are the money managers for a money laundering scheme designed to clean blocks of cash with large denominations and private party placement and don't care about 5% US Bond scrutiny (sovereign wealth comes to mind), my first thought when I saw the 3% interest rate was skepticism.
