So go there and stay calm and reasonable, but get out of there immediately if things seem to be going south.

So you get paid 5-6-7-10% first, before waterfall....and not always in the current year, but until your % is caught up.

Secondly, I really think the more significant your security deposit helps tenant-proof your property (at least to the extent that it calms your nerves when thinking about potential repairs while your tenant is in there.  

Just keep calmly asking for the list price... you will get thru the sales stuff...

I would calmly confront the agent and explain that commission he is asking for is on the current sale, he earned commission on the purchase when you bought the house. 

You should think about doing a distribution waterfall rather than a 50/50 split.
