And they are willing to place a lot of risks on these short cuts.A very interesting experiment would be having 2 beginners starting REI, and see which person gets to $100,000.- first.Person A will get a job  hell one shift working at McD and the other at TGI Friday waiting tables.The person B is going to network.I am willing to bet the one hustling to get money now will reach the end goal sooner even if the/she had a delayed start due to making money first.And I can provide theoretical proof.It is easy to make money when you have money.

That's probably where the "bring more money to closing" comes in, as your post mentions having to pay down credit cards etc. before qualifying.When you combine the above with what sounds like some kind of discount broker, it's really not surprising that you seem to be having problems closing.As for the appraisal - yes, generally every lender wants to order their own appraisal.
