And it is ideal for the attorney or accountant because it provides not only easy income, and good brand-building, but it also keeps them in touch with what the real players in the market are doing every day.Just a thought.But this vague idea that a new real estate investor should "assemble a team" before starting to invest is ridiculous.It sounds good, but how does it work?

Particularly in CA where prices are very high for the dirt AND the improvements, and per the new assembly bills and senate bill that took effect this year, you can not find a better low cost (relative to buying an entire property as a rental) investment opportunity than converting a garage to an ADU or building a new construction ADU.I have 3 ongoing ADU projects for clients of mine and I am not even marketing for them.Some of the concerns and debates over ADU build outs is the value given by an appraisal afterwards which is certainly a valid point of contention, however, if you are looking at it from a long term perspective, your cash flow will likely pay for it in 10 years or less and good luck finding that kind of RE investment return without massive risk here in CA!

Just to be clear, this is a buildable lot, and modular is not the same as a mobile home, ....modular are built as the same standards as stick but the difference is that they are assembled at the site and come in all styles.

nationwidepi --Seems to me that your model for managing property long distance and assembling great teams will work just fine for large multi-family apartment complexes.But I can't see replicating that easily with dupes and SFHs.Matter of fact, NO property managers around here want anything to do with my low-income properties.

Modular is just an alternative construction method where most of the building and assembly is done in the factory and will be valued the same as a home built on site.
