Young adults might have started leaving the next again. 

Hell I took a course in college that included two textbooks just on Prop 13 (out of 5 for the semester long course, and this was NOT a real estate or finance course), but I still couldn't even calculate simple interest until I entered my current profession, and at no point did that upper division UC Berkeley course include a "practical application" example of the implications of Prop 13.Up until I made "this is Prop 13" a standard part of my 45 minute FTHB "how to adult" thing, I was still getting people once in a while that would say one house is better than another because they pulled the tax bill and it was lower.

In the situation where one application has two adults, and one of the adults has bad credit but the other has good, how would you treat that scenario?

Not long into her adult years she and my grandfather soon owned 8 properties and had the means to put all 3 sons through private school.  

Any adult with reasonable intelligence and even moderate powers of observation should realize when a roof is within two years of end of like and a 40 year boiler is in need of replacement.

Agreed, be sure to screen any adults living in your property.  

Checked out Home Depot, the adult and technical schools in the area and didn't see anything.

All adults in unit (over age 18) should be screened individually and by exactly the same standards.Often you will find when one adult asks to take full responsibility it is because the other would never qualify due to inappropriate past actions.

He should be able to pay rent regardless if he's on travel or not...he's an adult.
