People who can’t afford to live in DC are buying homes right on the DC line in Hyattsville, mount rainier, Tacoma park and Riverdale. 

It's located in Mount Vernon, NY and I am wondering if that would be a decent investment.

The house was built in 1965 and we have a wall mounted furnace which is just so inefficient (in my opinion), only blowing hot air into the common area.

The surrounding areas are growing a lot, and many are being pushed out into the towns surrounding Madison, such a Verona, Fitchburg, Sun Prairie, Mount Horeb, etc.

If this is all exterior lighting, it would probably be most cost efficient to surface mount the panel and your home runs.

They can be daisy chained to run off of one thermostat or can have individual unit-mounted thermostats. 

No duct work needed just a pair of small tubes and a couple of wires to each " head " mounted on wall, small condenser unit sits outside. 1100 sq ft probably 2 heads depending on layout of house.
