I just want to add as much value to everything I possibly can. whenever someone says they need this or that I am the first one to try and help.I hope to gain form being on BP, Knowledge from seasoned investors and a new network of people who are self driven and motivated to make deals!  

I'm not sure I understated the Washington state guidelines and I have a motivated seller in a foreclosure position wanting help.

However, I could see how some people who aren't as self motivated, could join and then sit around for months without a clue of what to do as nobody is there to spoon feed it to you or demand your presence at a given time. 

While they have motivation, other than property maintenance and taxes, they aren't "paying for it every day they hold it".

I’m not sure these are motivated owners or not and I wouldn’t want to come across as someone preparing a low ball offer and end up pissing them off.

It ends up motivating the agent by the prospect of getting more commission, instead of getting the best deal for their client.

It might be a good idea to join one of the local real estate investment clubs because the excitement  of other people talking about their deals will be good motivation for you to do one of your own. 

I found a couple of moving sales "everything needs to go quick" sounds like motivation! 

Heather Proctor You don't find good deals you make them.I know it sounds like a motivational point from cap'n obvious but it's the only way to differentiate yourself from other buyers.Think of ways in which you can bring something to the deal that your competition isn't.why should a seller take your offer?
