In no particular order, here are the worst 5 reasons given to us for needing a commercial real estate hard money loan5 - Bank foreclosing - was unable to make payments to due to gambling addiction4 - Need cash out to pay off Mexican police to release son from prison3 - Need cash out to buy Ferrari for 23 year old Russian girlfriend2 - Bank foreclosing because charged with homicide of loan officerAnd my all time favorite1 - To get as much cash out of properties before filing for bankruptcyYou can't make this stuff up!

No reason the upstairs tenant with noisy kids should be bothered by music.

In exchange for their help I offer what Im good at; website creation and development, graphic design, anything music related (jingles, background audio etc, music tracks), boots on the ground if needed.

when at garage sales, I bring a book to read at appointments that run tardy or at the shop vs browsing my phone, I lift/do work before gym class starts vs just waiting by the door, I talk to the older folks after their senior circuit training, I listen to podcasts in bike class vs the same old music offered, I sweep up and clean up after myself on service calls and usually address something else while there, I smile and listen and am genuinely curious about the other person in conversations, I have no consumer debt or shiny new toys or gadgets, etc.

If it is walking too loud I have told tenants to work it out between them but I have had to tell tenants no powertool/workshops,  Super loud music, incessant barking, clogs/drunken shenanigans on the stairs  and kids running the hallway after quiet hours. 

If the guest disturb your neighbors in the middle of the night with music or anything, or smoke, or drug or bringing prostitutes to your place, etc... there is no compensation and basically no penalty for the guests.

I recently bought a row house in Baltimore, MD, in NE Highlandtown on a somewhat "lively" block (lots of through traffic, regular drug deals, but also kids and people just hanging out and music).

I produce instrumental music (focus on 90s hip hop and some trap music, I have releases on Spotify).Any suggestions?

In the past any quiet time that came up I'd fill with music or podcasts.

Renegotiated the notes to 7% interest.  6 months later the tenant in the rear building, a music school and event center moved out and I sold the building to a business needing warehouse space for $1,075,000 and paid off the note with $50,000 left over of which my 60% was $30,000.
