I have often accessed some short term hard money for closes etc, but would not recommend this to purchase other properties as the interest is too high and terms are too short.I did investigate once the option of a HELOC on a property I had in Birmingham MI, but the appraised value of that property was just north of $200k.

I recommend investigating things further, especially if the house is that new, could be just a gate valve holding you up, which you can install yourself by the way, it isn't very challenging to do (I am not a plumber so proceed at your own risk).
