Any specific curb appeal pieces that can help increase the rent I receive?

I doubt these foreclosure/quiet titles prescribed by the new law can stand up to appeal and I doubt any title insurance company will issue on these deeds for two reasons:  1.

There is no curb appeal, all of these things can easily be fixed but there’s no money from the seller to fix it.

However, if I had the money I could easily find uses for $30k in improvements (Debating between aesthetic and functional improvements).

So let’s assume the finances are more appealing.

I just got out of a job I hated and early retirement seemed really appealing, sans the necessary funds :)  At any rate, my goal as of right now is appreciation rather than current income.
