I built an ADU where the front house was technically a Triplex and back house was an ADU but the ADU couldn't be more than X% of the total area of the main house.

Now you're operating a triplex, essentially, with 2 income-bearing units, even though the street might be zoned for SFH only, and it's totally legal (assuming appropriate setback etc etc).

I got the early bird rate and the total was $3,536 (all-inclusive, taxes included).

Total cost, with lots of "free things"  :), thrown in for a big discount, only $1,999.

Obviously owner is Seller financing for their own tax strategy purposes so wondering if that affects the advantages on my end as the buyer?

From a cashflow standpoint, I've obviously generated no return.

Obviously smaller towns there, and I like to take a look at Zillow to get a gauge on the market for a future home. 

I sell for about 70% above my all in cost, eg purchase plus light reno totals 70k, I resell for 120k.
