So unless there is a large population of cash investors in Denver commercial projects that I am unaware of and they all decide to simultaneously buy/sell at unfavorable rates, I don't think they are hurting the commercial cap rates.

The twin impacts of rent reduction and stimulus- in my mind, anyway- are likely contributing to a labor shortage while simultaneously promulgating a higher unemployment rate.

@Tayo O. yes you can do them both simultaneously...refi the existing property to Conventional investment, and do a a FHA primary purchase...at the same time.Well, yes, you have to be able to qualify for both loans :)

I second the idea of buying a place that you can live in while simultaneously renting out another part of it.

It's different if a wholesaler is a bonafide buyer who closes on a property and then resells it days later etc. versus double close, simultaneous close and all that stuff.

Some of the reasons: state law requires a minimum waiting period of delinquency before the foreclosure can be filed; to file, state laws require certain consumer notices be sent to the delinquent borrower, and some time is allotted to that; sheriff sales might only be allowed in one day per month in some counties; court system can get backed up, so that a postponement in one month can mean that the next hearing date is months later, missing many possible sheriff sale dates; borrowers will use bankruptcy; borrowers will attempt loan modifications and there is now law that prohibits "dual tracking" (bank can't negotiate a loan mod and simultaneously pursue sheriff sale).  

China cant just offload their Us Bonds, because they would simultaneously inflate their currency making exports a Lot more expensive.Plus there isn't anywhere to put the foreign cash reserves.
