even when it does constrict a little bit it seems to come roaring back.. the culture of tech is just off the charts for most anyone from the mid west rust belt manufacturing  sector.I got to make a quick presentation at Google headquarters on real estate investing.. and was given the tour of the campus.. one just cannot comprehend the perks and working environment  not to mention the creaming of the top minds coming out of collage..

@Jeff Trayer As a general rule, 2/1/1's have more rental demand where you would think they would - in areas populated by young professionals and empty nesters / retirement age.If you are finding areas where 2/1/1's in general are selling at a deep discount, it's for a reason: there isn't much housing demand for them.

I refinanced into a 20 year (shaving off 4 years of payments), removed PMI, rate is 3.125%, "flipped the script" on principal and interest payments, and overall my payment went down $80 per month.

The only other exception is the government.The reason that monetary policy isn't historically hyper-inflationary and front-loaded in its effects is because it essentially shaves the most competitive edge of the capital stack, puts a price premium on it, and advances the next round of bank reserves to be loaned out at lower interest rates.

These manly men fill the sink with hot water and rinse their beard out to soften the hair as much as they can before lathering up with shave cream using a bristle brush to push the beard-softening cream into the base of the hairs.

At least from the inventory I see in Midwest, the cap rates don't drastically improve just from size increases.I think it would be different if one was doing more active value-add projects but for buy and hold not sure what benefit 1031's have vs. just holding and sizing up to bigger buildings a little slower.
